Summary:
Installs, maintains, repairs, or replaces mechanical, electrical, pneumatic, plumbing, refrigeration and heating equipment and systems by performing the following duties:
ESSENTIAL DUTIES AND
Responsibilities:
Coordinate the work of the Maintenance Mechanics.
Instruct and train employees as necessary.
Assist outside contractors by providing information.
Monitor the progress of contracted jobs.
Follow-up and inspect completed jobs.
Repair and maintain pumps, furnaces, chillers, boilers, motors, electrical and refrigeration equipment and systems.
Adjust functional parts of devices and control instruments.
Repair or replace defective parts.
Repair electrical equipment.
Read diagrams to perform installations, repairs, etc.
on equipment and systems.
Maintain records on equipment.
Develop annual budget request and monitors expenditures.
Develop long range plans.
Assist the CMMS Tech with scheduling of repairs and PM.
Evaluates functionality and reliability of facility systems and associated equipment by conferring with operating departments.
Maintains safe and healthy work environment by following standards and procedures.
Contributing maintenance information to strategic plans and reviews to comply with operational standards.
Other duties may be assigned.
QUALIFICATION REQUIREMENTS:

SUPERVISORY RESPONSBILITIES:
Coordinates the work of Maintenance Mechanic employees.
Responsibilities include training employees, planning, prioritizing, assigning and directing work; answering questions and providing technical assistance.
EDUCATION and/or
Experience:
Associate's degree or equivalent from two-year College or technical school; or 2-3 years related experience and/or training; or equivalent combination of education and experience.
Good working knowledge of electricity, plumbing Photovoltaics, mechanical systems, and HVAC.
CERTIFICATES, LICENSES, REGISTRATIONS:
Refrigerant certification.
Must have valid driver's license and good driving record.
OTHER SKILLS AND ABILITIES:
Understand and uphold the mission, charism, values and language of the Sisters of Charity of Nazareth.
LANGUAGE SKILLS:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
Ability to write routine reports and correspondence.
Ability to communicate effectively with co-workers, residents, and other employees.
MATHEMATICAL SKILLS:
Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry.
Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
REASONING ABILITY:
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

It will require on call during the evenings and weekends.
